What is Building Energy Rating?

Q.What is a BER?
A.A BER is an energy rating label, similar to those found on
electrical appliances such as washing machines. The rating label has a scale of A-G, A being most energy efficient and G being least efficient.

Q.Who needs a BER?
A.If you are a homeowner and plan on letting or selling your property,
by law, you need to provide a BER Certificate to prospective buyers or
tenants.

Q.Who will carry out a BER Assessment?
A.A BER Assessment must be carried out by a specially trained BER
Assessor. All assessors must have completed an approved training
course.

Q.How long is a BER valid for?
A.It is valid for up to 10 years, providing there is no material
change to the dwelling that could affect its energy performance.

Q.How will a BER Assessment be carried out?
A.The BER assessor calculates the energy performance of a property
using software provided by Sustainable Energy Ireland. The assessment
takes about one hour to complete on site, the data is then processed,
the BER Certificate is registered with SEI. The certificate is then
posted to the client along with the Advisory Report.

Q. What is an MPRN number?
A.This is the number we require to register your property with SEI.
This number is found on the top hand corner of your electricity bill.

Q.Is there a penalty for getting a low rating?
A.No. There are no legal requirements to carry out improvements on
your property.BER Matters can outline recommendations on how to improve
the energy performance of the property.

Q.Is there a penality for non-compliance?
A.There are fines of up to 5000 Euro on conviction, for non-compliance
with the new energy regulations.

Q.How much is a BER likely to cost?
A.The cost of a BER is not fixed. It varies on the complexity of the
