This modern and spacious 3 bedroom townhouse is located on a small condominium consisting of only 5 houses, each with its own private garden. It has views to the sea and scenic green surroundings. It is situated in a peaceful area, on a no through road, just east of the main town of Albufeira. The house is on the end of the terrace with a long drive to the side providing much privacy.
The property has great outside space with a long private gated garden laid to lawn with trees and shrubs, patio areas to the front and back along with a large terrace on the 1st floor. The gate at the bottom of the garden leads to an additional communal lawn area, large overflow swimming pool and sunbathing area. The salt water pool, approximately 12x5m, is for the exclusive use of the 5 houses only, so it is never overcrowded.
The accommodation is set on 3 levels:
• The ground floor comprises a comfortable open plan living and dining area seating 6 people. The living area opens out onto steps leading to the garden. The well equipped kitchen is also on this floor along with a family bathroom and twin bedroom. The twin bedroom opens out onto a patio area which catches the morning sun.
• The first floor has a double bedroom and en-suite shower room together with a large balcony overlooking the garden and pool with a lovely outlook over the surrounding area and towards the ocean. This faces south west and is a great spot to watch the sun go down.
• On the lower ground floor there is a twin bedroom, shower room, living space and kitchenette. It also houses a table tennis table. This open plan area has patio doors opening out to the BBQ area and garden.
Air conditioning is provided in the bedrooms and the lounge. Wi-Fi is provided and there is an internet TV system with both Portuguese and some English speaking channels and a DVD player.
The private driveway to one side has ample parking for two or three cars.
Within a few minutes’ walk of the house are restaurants on the nearby complexes of Pinheiros da Balaia and Quinta da Balaia. Both resorts have mini markets. Balaia Sol, also close by has a snack bar. Sta Eulalia, where there are many bars and restaurants is only a 10-15 minute walk. If you don’t fancy walking, then taxis are inexpensive. The nearest large supermarket is a short drive.
You are spoilt for choice for beaches. Santa Eulalia is the nearest – just over 2km so a short drive or if you are feeling energetic about a 30 minute walk. Others within a short drive include Praia Da Oura, Maria Luisa, Olhos da Água and Falesia. There any many more a little further on in both directions.
A car although not essential is recommended as it will make life easier when going to the beach and exploring all that the Algarve has to offer. If you do not have a car, or wish to leave the car at home in the evening, taxis are very reasonably priced and there is a bus service into Albufeira which runs every 30 minutes. The bus stop is only 300m away.
The house offers a home from home atmosphere and is a fabulous spot to spend a relaxing holiday with family and friends.
The Algarve Region
The Algarve is full of wonderful places to explore and visit.
If you like the beach, then you are certainly spoilt for choice. The whole of the Algarve coastline is full of sandy beaches and small coves.
In contrast, the mountains of Monchique are not too far away – no more than an hour’s drive. On a clear day, a drive to Foia which is the highest point of the Algarve, is a must. Note: take a jacket with you.
On the way, stop at Silves, an historical town full of character with a castle.
Lagos, Portimão, Vilamoura and Faro all have marinas and are all lovely places to spend time whether it be enjoying a meal or a drink or taking a boat trip. Vilamoura also has good shopping.
The smaller villages of Carvoeiro and Ferrugudo are great places to visit. Carvoeiro has a small town beach and many dramatic ones just outside. The town itself is quaint and full of wonderful restaurants. Ferrugudo is an old Portuguese fishing village, with particularly good fish restaurants around the harbour.
If you fancy a longer drive, go east beyond Faro where the whole coastline completely changes – mainly devoid of cliffs. It is an area of mud flats, sand dunes, sand spits and long flat sandy beaches. Spain is in this direction and just over an hour’s drive.
Go to the far west of the Algarve and you will find a spectacular rugged, unspoilt coastline. It is a lot windier here and the sea is a little bit colder.
These are just a few pointers. Even after many years of visiting and living here, we are still discovering new places.
From Faro Airport, it is approximately a 35 minute drive.
The house is located in a quiet no through road, about 1.5km away from the centre of Albufeira.
It has the advantage of having 2 resorts close by that both have restaurants and mini-markets – Quinta da Balaia (300m) and Pinheiros da Balaia (50m). Quinta da Balaia has tennis courts open to non-residents. Also within an easy walk is the restaurant “Cathedral da Bacalhau” and another coffee/snack bar.
Within a 10-15 minute walk is the area of Albufeira known as Sta Eulalia (about 10 minutes) where there are a number of restaurants and bars as well as shops. This is off the “Bull Ring” roundabout. In the opposite direction off the same roundabout are a few other bars, restaurants and other amenities. Approximately 500m from this point you will come to “the Strip” which is the newer part of Albufeira, more popular with young people, where there are many bars, restaurants, music bars, shops and nightclubs.
The Old Town of Albufeira is a short bus or taxi ride away. It is a great place for all ages. Although developed over the years, it still retains much of its character with the Town Square bustling with life and small cobbled streets teeming with colour of bougainvillea and other beautiful flora. There is a huge choice of good restaurants, bars and music bars. There is also a street market and a variety of street entertainment, particularly from May to October.
Heading east,4km from the house is Olhos da Agua, once a small fishing village that has expanded over recent years. There are a variety of excellent restaurants and bars and a lovely beach where the fisherman still pull in their boats and tend their nets.
As with the whole of the Algarve, you are spoilt for choice for beautiful beaches within easy reach. The nearest is Santa Eulalia which is just over 2km away, a very short drive or if you fancy the walk this takes about 30 minutes. Other beaches between 2km and 3km away include Maria Luisa, Praia da Oura and Praia da Balaia (Leste). Go a little further heading east and you will come to Olhos da Agua, and large sandy cove then the wonderful expanse of Falesia, backed by high red sandstone cliffs extending all the way to Vilamoura. Heading west will bring you to the lovely beaches of Albufeira Town and onwards towards São Rafael and Galé.
The stylish resort of Vilamoura with its award winning golf courses is only a 15 minute drive away. The marina is the main hub of life where you can shop, take a boat trip, dine in one of the many fabulous restaurants or relax with a drink in one of the bars with decked terraces overlooking the water with the magnificent yachts moored there.
The Algarve is a great place for outdoor activities and many of these are within easy reach including golf at Balaia, only a few minutes’ drive; water borne sports such as dolphin watching, sailing trips and deep sea fishing which can be picked up at Albufeira Marina or Vilamoura Marina; horse riding nearby at Vale Navio (Albufeira) tennis at Quinta da Balaia or Balaia Golf, diving, cycling, bird watching, walking along the beautiful coastline or organised walking groups, quad biking, safaris and more. The list is endless.
Water Parks are within easy reach (between 20 and 30 minutes by bus or car) - Zoomarine (where you can swim with the dolphins), AquaLand, Slide and Splash and AquaShowPark.
If you like to venture further afield, the Algarve is full of wonderful places to explore and visit. If you do not have a car there are many sightseeing trips on offer.

The large private garden is laid to lawn with trees and shrubs. There is outside seating for al fresco dining and a bbq area. At the bottom of the garden is a gate which leads to the communal pool, measuring approximately 12m x 5m. This is only shared by 5 houses so never gets overcrowded. 6 Sunbeds are provided for exclusive use of the house.
On the 1st floor there is a large terrace with views to the sea and over the surrounding fields. This is south west facing and is a perfect spot to watch the sun go down. This is accessed via a door at the top of the landing or via patio doors from the bedroom.
To the front of the house is another patio area which catches the morning sun.
There is a long gated driveway to the side of house which can easily accommodate 3 cars. There is also parking to the front of the house or on the patio to the front.
