A beautiful top floor ,brand new spacious and well designed apartment with 2 large terraces overlooking beautiful gardens.

Featuring a large living/dining area, a fully fitted and equipped kitchen, three bedrooms, a bathroom, a shower room, outside parking. The apartment is serviced by a lift and features camera intercom. The area is also patrolled by a 24hr security guard.

There are 2 swimming pools. The apartment set in, and with direct access to, 13 hectares of the nature reserve, Les Croix des Gardes. An area of forest parkland which has fitness, walking trails and picnic areas and stunning views of the Bay of Cannes.

Bus stop beside main gate, with busses running every 10min into Cannes Centre. Within walking distance of Supermarket and Pizzeria. Beaches10 min drive away. Ski slopes 1hrs drive away. A fabulous central location as a base for all your activities in Cote d'azure.

The Cote d'Azur/Provence Region

With a magnificent bay and the Lerins Isles as its backdrop, Cannes has many things to offer: from the Côte d’Azur’s most exclusive hotels to the most refined restaurants, casinos and luxury boutiques. However, despite being know the world over, Cannes manages to retain its Provencal spirit, as is clearly apparent in its shady tree-lined streets and in the colourful fishing boats moored beside the luxury yachts.

 

Cannes Area

La Croisette: The 12km long, beautiful and glamorous stretch of La Croisette is the main tourist attraction in Cannes. A breathtaking promenade, La Croisette is known for its picturesque beaches studded with world-class resorts, restaurants, cafes and lots of designer boutiques. During the International Film Festival in May, film celebrities from around add more glamour to the expensive private beaches of La Croisette, offering great place for people watching.

La Suquet: Le Suquet is the Old Town of Cannes, built on the site of a Roman military camp. It's the highest point in Cannes where lies the remains of the fortified tower and the 12th century Chapel of St Anne. Le Suquet offers tourists breathtaking view of La Croisette, and is an ideal place for strolling.

Menton: A pretty seaside resort of Menton, (15min drive) a very nice Old Town and is exceptionally positioned between the turquoise waters of the Mediterranean and the steep foothills of the Southern Alps. It can feel very Italian at times (especially during the summer) yet retains enough French ambience for you to know you haven’t yet crossed the border!

Monaco: The Grand Prix, the Grand Casino, Mega Yachts and the Mega Rich (half hour drive)

Grasse: Capital of the world’s perfume industry, ‘gateway’ to the Route Napoleon & some superb views over the French Riviera.

St Tropez: Playground of the rich & famous, epicentre of ‘Mediterranean-cool’

Biot
A medieval jewel set against a luxuriant backdrop, Biot has managed to retain a quality of life and an identity founded on history and handcrafted arts. Fernand Léger, whose museum stands at the foot of the village, and Eloi Monod, who started the village's glass-blowing tradition, are just 2 of the artists to have fuelled Biot's artistic drive.


Gourdon
The village of Gourdon perches high on a rocky spur, buffeted by the wind; it's a reminder of days when stone was all-important. Paths, cobblestones, a dungeon, a castle, trees, flowers, the taste of honey and the smell of lavender are just some of the charms of Gourdon. Gourdon has featured on the list of the "Most Beautiful Villages in France" since 1984.

Grasse
Grasse is famous as the World Capital of Perfumery. A major town in the eastern part of Provence, it has an outstanding historical heritage and constitutes one of the finest examples of medieval architecture. The artist Fragonard has ensured international cultural renown for his hometown.

Nice
From the prehistoric site of Terra Amata to the follies of Belle Époque architecture, via baroque treasures in the form of religious monuments, not to mention contemporary sculptures dotted here and there, Nice is home to an outstanding range of art forms. Culture is omnipresent in the capital of the French Riviera; Nice's reputation for international tourism is fuelled by museums, opera, theatres and countless cultural events.

Vence
The medieval town of Vence stands at the foot of the rocky Baous. Its centre, in the shape of an ellipse, comprises a maze of narrow, picturesque alleys.

St Paul de Vence
Nestled in a rocky outcrop, visited by over 2,500,000 each year, this is the exceptionally beautiful village which inspired Matisse, Braque, Chagall,and so many other artists.
